Selling your home can really tug at your heartstrings. Use these helpful hints below to ensure it doesn’t tug at your purse strings as well.

Ask yourself

  • is renovation or expansion a viable option?
  • do I buy and settle before I sell?
  • auction or private treaty?

 

What’s the true market value?

  • find recent sales data of comparable properties
  • engage two or three local real estate agents to provide a price estimate
  • organise an independent valuation by a registered valuer

 

Preparing to sell

Your marketing plan needs to be comprehensive and impressive. Tools such as stand-out signage, local advertising, letterbox drops, internet listing and media editorial are a given. However you are ultimately responsible for how your property appears to potential buyers.

 

Agency Agreement Checklist

This agreement, if you choose to sell through an agency, is legally binding. Laws differ from state to state, but remember to consider the following:

  • the duration of the agreement
  • the commission and all payable fees and charges
  • what happens if the property passes at auction
  • who pays for advertising your property and relevant fees
